Ownwell estimates home values using a multi-model system that automatically selects the most reliable method for each property. For most homes, we can generate an accurate estimate using only the address. This “Full Property Model” uses recent comparable sales, neighbourhood trends, property characteristics, and advanced valuation data to produce a strong estimate without any extra inputs.
However, detailed property data isn’t consistently available across all regions and property types in Canada. When we don’t have enough information to run the Full Property Model, Ownwell automatically switches to a “Market Trend Model.” This method blends the address with additional details such as the home’s historical purchase or appraisal value, dwelling type, and neighbourhood-level price trends to generate a reliable estimate.
Whenever possible, we prefill these details from your deal data when it’s imported into Ownwell via API or CSV.
