Export Your Data from BluMortgage for Ownwell (CSV Guide)

Export your borrower and mortgage data from BluMortgage into a CSV file for Ownwell. Learn how to build the correct report, include borrower data, and avoid missing clients or incomplete mortgage records during import.

BluMortgage exports are created using Blu’s native Report Builder.

This guide walks you through how to create a reusable report that includes both mortgage and borrower data, including support for multiple borrowers on the same mortgage.

Before You Begin

Before starting, make sure you can access Reports in BluMortgage.

This process will generate a CSV file, which you will send to Ownwell for import.

For your first import, your goal is typically to export all active mortgage and borrower records. You can reuse the same report later to export newly added files.


Step-by-Step Walkthrough

Follow the steps below to build your report and export your CSV file from BluMortgage.

The most important things to get right:

  • Start with Mortgages as the base module

  • Add Borrower Roles

  • Add Borrowers via Borrower Roles

  • Select all available mortgage and borrower fields

  • Export as a Detailed Report in CSV format

If any of these are missed, your export may still complete, but borrower and mortgage data may be missing or incorrect.

Open Blu’s Report Builder

→ Log in to your BluMortgage account

→ Go to Reports

→ Click Create Report

→ Choose Report Builder

Start with the Mortgages Module

→ Select Mortgages as the base module

This ensures the report starts from the mortgage file and then pulls in the related borrower data.

Add Borrowers Through Borrower Roles

When prompted to add related modules:

→ Add Borrower Roles

→ Then add Borrowers via Borrower Roles

→ Use inclusive joins when prompted

This is the most important step.

BluMortgage uses a many-to-many data structure:

  • A mortgage can have multiple borrowers

  • A borrower can have multiple mortgages

  • Borrower Roles is the linking table that connects them correctly

If this step is skipped, borrower data may be incomplete or incorrect.

Select Report Fields

To avoid formatting issues, we recommend selecting all available fields.

In the field selector:

→ Select all Mortgage fields

→ Select all Borrower fields

Including extra columns will not cause the import to fail, as long as the required data is present.

If You Hit BluMortgage’s Column Limit

If BluMortgage prevents you from selecting every field, remove metadata fields first.

You can safely remove fields such as:

  • Record Owner

  • Created By

  • Modified By

  • Created Time

  • Modified Time

  • Last Activity Time

  • Internal Notes

  • Tags

Keep the core mortgage and borrower fields wherever possible.

Optional: Apply a Filter

You can apply a simple filter if you want to reduce the file size or test the export first.

For example:

Mortgage Name contains “test”

This step is optional. Ownwell can handle full exports.

Save the Report

→ Name the report something clear, such as Ownwell Export

→ Save it to any folder

Once saved, this report can be reused at any time.

Running it again later will include newly added mortgages automatically.

Any previously imported files will be skipped by Ownwell, so you don't need to worry about duplicates!

Export Your CSV

→ Open the saved report

→ Click Export

→ Choose CSV

→ Select Detailed Report

→ Download the file

Why do I need to add Borrower Roles?

BluMortgage connects borrowers and mortgages through Borrower Roles.

This matters because a mortgage can have multiple borrowers, and a borrower can be connected to multiple mortgages. Adding Borrowers through Borrower Roles ensures Ownwell receives the correct borrower data for each mortgage.

What happens if I skip Borrower Roles?

Your report may still export, but borrower data may be missing, duplicated, or connected incorrectly. This can lead to incomplete client files in Ownwell.

Why should I select all fields?

Ownwell uses the full mortgage and borrower dataset to create client files and calculate opportunities. Selecting all fields helps prevent missing data issues during import, and saves you the time of having to manually select the right fields.

Will extra columns break the import?

No. Extra columns will not cause the import to fail, as long as the required mortgage and borrower data is included.

What should I remove if BluMortgage has a column limit?

Remove metadata fields first, such as Record Owner, Created By, Modified By, Created Time, Modified Time, Last Activity Time, Internal Notes, and Tags. Keep the main mortgage and borrower fields.

Can I reuse this report later?

Yes. Once saved, the report can be reused. Running it again later will include newly added mortgages automatically.
