What’s Changing With Ownwell’s New Data Providers?

A guide to Ownwell’s upgraded data sources, how they affect your clients, and when to choose the optional one-time refresh.

What’s new in Ownwell’s home value model?

Ownwell has upgraded to two industry-leading valuation data partners—the same types of sources used by major financial institutions across Canada. With access to higher-quality, more comprehensive data, you’ll now see more accurate, consistent home value estimates across your database.

Ownwell uses a multi-model valuation system that automatically selects the best available method for each property. For many homes, we can estimate the value using only the address. For others, the model uses a blend of the address, historical purchase information, and neighbourhood-level price trends. These approaches work together to provide broad national coverage and reliable estimates, even in areas with limited market activity.

What this upgrade means for your existing Ownwell clients

Starting November 21st, 2025, all new clients added to Ownwell will automatically get estimates from our upgraded data sources.

Clients who have already been receiving your Ownwell report will not automatically have their home values re-estimated from scratch using these new sources. Instead, they will continue using the same valuation logic they use today, but with improved underlying data.

This means:

  • Their monthly updates will continue as usual

  • Their modelling approach stays the same

  • No unexpected jumps or dips are anticipated

  • Your workflow does not change

The December 1st one-time refresh (optional)

We’re offering a free, optional, one-time refresh if you’d like your entire existing database to be re-estimated using our upgraded data providers.

Which option is right for you?

Option 1 — Do Nothing

Best if you want consistency and fewer client questions.

Choose this if you prefer your current clients to continue receiving updates using the same valuation approach they’re already familiar with. Their monthly home value updates estimates will still benefit from improved underlying data, though the existing value trend will be preserved.

Option 2 — Opt In to the One-Time Refresh

Best if you want to highlight the upgrade and spark new client conversations.

Choose this if you’d like all existing system-generated estimates to be recalculated from scratch using the improved data sources. This can help re-engage past clients, surface new opportunities, and create more moments for collaboration with your realtor partners.

If you choose the refresh

  • All system-generated values will be re-estimated from scratch

  • Each property will use the most suitable valuation method based on available data

  • Some homes may see noticeable changes due to improved data quality

  • Clients will see a brief explanation on their next report

  • Manual values (entered by you or the homeowner) will not be changed

  • All other settings — report timing, client preferences, integrations — stay exactly the same

If you do not choose the refresh

  • Your existing clients will continue using the same valuation approach they use today

  • No client-facing message will be shown

  • No major changes are expected

  • This option maintains a stable experience for clients already receiving reports

FAQs

Will the one-time refresh use historical purchase prices?

In most cases, no. When we re-estimate a home using the upgraded data providers, the new estimate is generated from scratch. Historical purchase information is only used when it genuinely helps support a more reliable estimate.

Does Ownwell still use historical purchase data at all?

Yes, but only when the Market Trend Model applies. In these cases, the historical value helps anchor the estimate based on neighborhood-level price movement.

Why are historical prices needed less often now?

Because the upgraded datasets allow more homes to be valued using only the property address, without relying on older purchase information. In areas where enough market information is available, the system can generate a reliable estimate without needing older purchase or appraisal details.

When will the historical price still be used?

Historical purchase or appraisal information is used when the available data for a property doesn’t support an address-only estimate. Data availability varies across Canada by region, neighborhood, property type, and the amount of historical or market information available.

Using more than one valuation approach ensures broad national coverage, stronger accuracy where data is rich, and consistency where data is limited.

Can I see the refreshed values before clients get their reports?

Yes. You’ll see all updated values on December 1 during your normal monthly update. Reports will continue sending on their usual schedule.

Will the refresh change when reports are sent?

No. Report timing stays the same whether you opt in or opt out.

Will clients be told that their estimate changed?

Only if you opt into the refresh. Those clients will see a short explanation and a tooltip on their graph. Clients who stay on their existing model will not see any message.

What happens to clients who manually updated their value?

Manual values will not be changed by the refresh. However, monthly updates will continue to override manual values.

Do I need to notify clients myself?

No. The built-in message explains everything clearly for clients whose estimate changed due to the refresh.

Will the refresh overwrite my manual edits or settings?

No. Only system-generated values will be re-estimated. All other client details remain unchanged.

Will the refresh overwrite values manually entered by clients?

No. Client-entered values remain untouched.

What happens if the model can’t estimate a property using address-only data?

The system will use the most appropriate alternative valuation method for that property, which may include historical purchase information and neighborhood price trends.

Why are the new estimates more accurate?

Because the upgraded valuation sources provide stronger, more consistent data coverage nationwide and support more reliable estimation methods across more property types and regions.

How do I request the refresh?

Email [email protected] or reply to the announcement email. You can change your mind anytime before December 1.

Is the refresh reversible?

No. Once it runs, the updated values become the new baseline.
